Mortgage Rate Quotes

Hi All!  

I'm looking to purchase a new home and my current mortgage company quoted me at 3.375% for 30 year fixed.  And when I do a quick google - that seems to be inline with the market.

But when I go on Zillow and Bankrate there are other companies that say they can do 2.75% with no points.  I called two of them and they confirmed they could do 2.75% with no hidden fees (First Mortgage Direct & Farmers Bank & Trust).   

Are the 2.75% click bait and going to gouge on the back end or are they legit? They do have a ton of good reviews. 

Any thoughts please let me know!
