looking to cash out refi and build a partnership

was wondering, what are the best hml to use for a cash out refi or heloc. the property is located in missouri and i own it free and clear.

and of course i want to use the funds to rehab the house and use the rest to purchase another property through my llc...im looking for the top hml's to build a long lasting partnership with.. im talking years of doing business together

Hmls are expensive. Talk to some local banks' commercial dept if you haven't already.
