Real Estate Agents who are investors - picking up Listings from investment leads

I am curious to know if any real estate agents here in BP have been successful building listings from your investment leads that you and the seller were not able to come an agreement in terms of price.

Let's say that you did a mailing to a targeted area where you were interested in purchasing. The seller calls you back, but wants full asking price. You tell the seller that you cannot purchase their property at full market value, but you would be interested in listing their property as it is located in a high demand school cluster. Any real estate agents here been able to do this with moderate success?
