You can either get the seller to pay, with a one time showing agreement, or you get the buyer to pay with their buyer representation agreement.
In Texas we call this intermediary, some place might call it dual agency.
#1 I would be running this by your broker to see if that is something they want you to do and how they want you to structure it.
