Invest in small cities verses giant citys

Investing in small cities like new Philadelphia OH ..verses giant cities like Cleveland OH. Any pros. An cons. I should be aware of ?

Depends on the city....what are the demand drivers?   Will those continue.  For example a university or manufacturing.   Is it a one employer town...that can be risky.  Is the town growing or shrinking?   I went to look at a building in a small Texas town the other day and 70% of downtown was vacant.  Nice building, was an old bank...with 3 additional office space rentals great for investment advisors, insurance, salon, etc....but not in that town.  Looks like it was about to die.   I loved the building, price was fantastic, but only if I could rent it or fix and sell and those prospects look slim.
