Know that your success is 100% your responsibility. Treat it like a business, run it like a business, take personal responsibility for your education, marketing, networking, etc. Live real estate 24/7. Tell everyone you are in real estate and will work hard for them. Hand everyone a card, leave them on bulletin boards, give them to your waitress, or whatever.

Where to hang your license? You could go to a big brokerage like Keller-Williams where you'll get some formalized training and support, but that's like jumping into the pool with collegiate swimmers; you can pick up some good tips and accelerate your learning...but you're just as likely to get very little pool time because the pros are taking all the lanes. I recommend finding a smaller brokerage with an experienced Broker that can provide you some training and support as well as the freedom to build your business.

That's just a couple of the 4,713 things I could share with you. Buy David Green's latest book, "Sold" and I also recommend "The Millionaire Real Estate Agent" by Gary Keller. Those books give you specifics of what it takes to build a successful business.
