Found an off-market deal but need to know how to formalize offer

I sent a bunch of hand-written notes to some townhome owners in my market. I just had one gentleman call me back! He has a price in mind and is open to selling it to me. Neither of us are realtors and haven't ever sold/bought a house before without one. Do you recommend I get one to help me make a formal offer or can someone point me in the direction toward resources to help me put together a contract?

You can hire an attorney but will pay an hourly rate and they may not be very good at advising you.

You can go to the Title company and they will provide you the forms, but may not be very good at advising you.

You can contact a REALTOR and ask them to assist for a much smaller fee, usually 1% of the sales price. Some will jump at the opportunity and others will balk.

I don't recommend doing it on your own.
