Buying a lot with a mobile home tenant paying lot rent
I am looking at purchasing a lot .65 acres for sale near me, they are asking $69,900. The lot has a tenant owned mobile home on it that pays a month to month lot rent of $400. The issue I found is the land property taxes are paid up, but the mobile homes county taxes have not been paid since 2007, and are about 8.5k. The property also mostly likely needs a new septic and well potentially.
My issue is, if I purchased the lot and wanted to keep it as a rental, but I wanted to evict the current tenant, what is she couldn’t move the mobile, would I the land owner end up having to pay the mobiles back taxes? If I do an eviction through court, and they rule to make her move the mobile and she dosent, does the mobile home become mine and do I then owe the back taxes of 8.5k? Anyone with land rental experience please any help would be great. Thank you.
