Advice For a 19 Year Old

Hey all, I’m 19 years old and I’ve been saving for a couple of years now. I want to invest in a cashflow duplex and rent out to tenants which will cover the mortgage with their rent. I’m still unsure about loans or any real estate terms.

Any help would be greatly appreciated. I’m a beginner just trying to learn and start early before it’s too late
