Finding REOs on the MLS
I am trying to find all of the REOs in my area on the MLS. Will simply searching using the "Sale Type" feature set to REO be enough or do some agents not adjust sale type correctly? Should I also include key words such as "bank-owned", "sold as is", etc? Any comments are appreciated, thanks!

Right now in my area very few REOs. So you may not see many. Also as you mentioned they have to be coded correctly, so that can be an issue as well.
As you mentioned you might also set up a key word search to get more or different listings.
If your MLS requires owner name to be input, you might also search or *bank* or *LLC*
