Buyer agency agreements?
Do any of you make clients sign buyer agency agreements? I got my license about 3 weeks ago and on my very first showing I got screwed over by the uneducated buyer going back to her previous realtor who “she was unhappy with” and used them to put in an offer. I carefully vet each lead I get to make sure they aren’t working with any other realtor, and now I’m dealing with another client that is apparently talking to many realtors, as I found out today from a listing agent when I asked about the property.
All of these leads are coming from zillow btw, the group I joined provides paid Zillow leads which is where I’ve been getting 99% of my activity from so far.

Personally I don't use them often. For the most part I meet a client and if they decide to go elsewhere so be it. If I decide I really don't want to represent them (Maybe something they said I didn't like) I don't have to take them to any more houses.
I do know agents that won't walk in the door without an exclusive representation (Not to be confused with agency disclosure). That's their choice, it just doesn't work for me. Now if I was mainly doing online lead generation..... I may go that route. Based on my experience, buyers from Zillow etc have about zero loyalty, so I'll meet them once and we can test each other out. If I "don't feel it" I won't even send a follow up.
