Real Estate Agent - Investor Relationship

I am working with a new investor, who is out of state, and he told me that investors don’t typically sign a buyers representation agrmt. I am willing to put in the work to make sure the deals meet the investors criteria but don’t feel comfortable putting in hours and hours of work without a signed agreement... any tips/advice?

@Account Closed I don't know any investor who would sign an exclusive. I certainly wouldn't and as an agent, I wouldn't ask anyone to. I never have. If you provide value and find them a deal, you will get paid. All of real estate is built on relationships, not pieces of paper trying to forge a legal liability if they want to walk away. Investors often work with several agents, especially if they can do several deals. What's the benefit to them signing the agreement? And as a last note, legally these agreements are virtually unenforceable. If they go buy with someone else, your brokerage is not going to sue them for the commission. The legal fees alone would be more than the result, if they even won which they would not because you can at-will fire anyone on those agreements.
