Email marketing campaign?

Hello BiggerPockets family,

I will be closing my first deal June 30th, and right now I am worried about where my next deal is going to come from. Unfortunately, I don't have many people in my database at all. I was planning on joining a few social networking groups, but then COVID-19 put that move on hold. So I was wondering how effective has email-marketing been for you? What are some of you putting in your emails to keep your open rate steady or at an increase? I read an article on BP that email marketing is one of the most effective sources of lead generation now-a-days, and I feel like it's worth a try.
