Commercial options for a tract of land owned by a church

I have a unique situation i have never come across before and want to know if anyone on BP has come across a similar one. I have a church as one of my clients and they have a small duplex on the property. Previously, they have rented out the two units but the duplex is older and needs some renovations. They want to look into other options, like a ground lease, converting it into an office etc. Has anyone every been a commercial realtor for a church, if so, do you have any pointers that might be helpful and what are the legal ramifications? 

On a side note, this is my first post on BP and im excited to join the community!
