Newer Agent Selling a Commercial Auto Body shop for Development

I am a real estate agent with a year of experience in multi family,

I may now have the opportunity to sell an automotive body shop
that will most likely be a re development or infill development,

I am un experienced in this sector,

can I outline what I have done so far and tell me what other issues I should be thinking about ?

1. I have sent the owners a valuation report of the property, professionally done, use Reony for comps.
2. I have read up a little on the new recent zoning change for that area
3. I will list this on loopnet and other sites, this will not be Off market
4. I wont be going into details about the body/auto shop since the best and highest use is re development

so if I get the listing , what is the best way to contact developers in the local area ? should I just contact
local commercial building owners who also may be developers ?

what kind of issues come up in these type of deals ?
