Figuring out who to direct-mail with no lists (divorce/tax/etc)

I ask this because, on a whim, I looked up records for homes down the road from me and this one particular piece of real estate has appreciated $340,000 and hasn't been sold. It was bought new in 1994 and the original owners are still there. This got me thinking.

With no "tax" or "divorce" lists, which my city said they couldn't provide me with, and without a great deal of confidence in lists that can be bought, I am wondering, based ONLY off of public information, who you would recommend direct mailing.

My first thought would be, potentially, at least three types of properties:

- Homes with large amounts of equity (say, $300k & above)

- Homes built 8-12 years ago (could be more, could be less)

But who knows if these are legitimate.

What do you guys think
