Want to reach out to all realtors in Canada who invest in US real estate

Toronto, Ontario, GTA, London, Windsor, Hamilton, Oakville, Brampton, Barrie, Quebec, Montreal, Vancouver, British Columbia, Calgary, Edmonton, Alberta, Regina Saskatchewan, Manitoba, Winnipeg,

I wanted to ask the following:

Has your background as a realtor help you in the investing/sales process in US?

What are the major differences in your local boards contracts vs in the US? Example clauses and contingencies 

Were you able to get a referral fee back to your brokerage in Canada on your transaction?

If there is one product/service that is offered in the US that you would bring to Canada what would that be?

Here are my short answers in order

Definitely helped me in offer and sales process and appraising values

In Ontario deals are firm when all conditions are waived. I have experienced financing conditions lasting until closing and fall apart 2 days before closing. 

I personally haven't but know someone who did

BPO "brokers price opinion" that can actually be approved and used by lenders in Canada or FHA loans
