value of commercial real estate agent representing buyer?

This is my first post and also would be my first investment. I rent a space in a small business complex that my landlord just listed. My business is doing well and needs to expand.  I tried to work with my landlord on the purchase, but he has a listing agent and wanted me to go through them.  Because of this, I thought it might be more beneficial to have somebody represent me.  After reading the agreement that a well known agent sent me for representation, I'm wondering how much value they add to this purchase.  My questions for you are: 1. How reliable will they be in conducting the physical, financial, and legal due diligence?  2. Will the listing agent be less likely to work with me because of having to split the fee with my agent?   Thanks for any help in advance!
