What’s the best ways to retain contact and close as a wholesaler?

I’m pretty new to wholesaling but super motivated and aggressive, what are some strategies that’s worked for you guys in the past? P.s I’ve already reached out to a few distressed properties using propstream, what should I say if they call me back?
