Accounting Software for Realtor with Short-Term Rentals

I've been using massive spreadsheets to track my expenses for 2 short-term rental properties.  I have recently become a realtor.  In addition, I do some rideshare driving.  I think it's time to switch to an accounting software that can help me with all four businesses, as it's getting to be a lot of spreadsheets.  I'd like something that helps actively track mileage.  Any suggestions of what program will work best for all businesses?
