2 deals with broker, should I see more options for my next REI?

Hello BP,

I have closed 2 deals with my broker, he has delivered so far on Class A/B SFR. First deal I was able to gain high appreciation within 4 years ($120K net), the other deal I use to live in and renting now, giving me low cash flow, but is a Class A property. I will meet with him this week to discuss next SFR purchase (April-May time frame).

I'm curios about your opinion, because he is an investor as well, have about 10 SFR properties holding for long term. My strategy is Class A/B and most likely they will be in retail value, which all his properties also are, so he understand my strategy.

On the last purchased, he didn't negotiate enough to my liking, and try to convinced me to give up on about $5000 worth of repair negotiation on a $260K deal, when I knew I have to put about the same amount on needed repairs.

Question is, should I look for more seasoned investing realtors on Class A/B properties (I think they are very hard to find), or should I keep him and have a very good talk about my expectations before going into the search?

Also any good recommendations you have used for a broker/Realtor involve in REI in San Antonio TX for Class A/B properties (buy and hold strategy)?

Thank you!
