Value of high visibility location for residential RE agency

I'd like to get a sense of the value of having a high visibility office location for a residential RE Agency.  I'm looking at a location with good visibility along a street with 30,000 vehicles per day.  Half a block away is a cross street with 37,000 vehicles per day. The rear of the building also has signage that is visible from the parking lot of a Walmart located behind the building. I'm trying to get a sense of how much residential RE business having a visible location such as this might provide. This would allow me to think in terms of the cost vs. benefit.  I'd appreciate any insights and suggestions.
