Where to find motivated sellers

I have an ever growing SF portfolio and I try to be creative in my approach from seller financing or assumable loans and take on the sellers debt. Unfortunately I have not had much success in this area except for 1 SF home I picked up or at least negotiating the deal.

If you have any such sellers with VA or FHA loan and want to get out, let me know please.

I only buy relatively new home (2000 and newer)
