Getting a Real Estate License

I am planning on getting my RE license in Tennessee. I am doing this so I can have full access to the MLS, avoid commissions on RE transactions for my own RE business, and act as an agent for the general public as a side gig. Does anyone have any thoughts on this plan? Does anybody have tips for someone who is trying to get their license and just getting started as a real estate agent?

@John Williams I was in a similar situation as an investor last year- I wanted to leverage access to MLS and potentially sell as "side hustle". I ended up taking the test and joining a pretty unique but national brokerage. Make sure whatever brokerage you choose will allow you to do a few "free" personal deals and has low monthly fees.

Id say as an investor its been well worth it because I was able to several deals in the first 6 months. Bottom line, if you are going to trip over at least 1-2 sales per year by having your license Id say its well worth it. If you are planning on using license ONLY using for MLS access you might be better served partnering with an investor friendly agent.
