Can Another Agent Show My Client a Listing Without Taking My Com?
I'm a new agent in florida. I live in central and my parents live in Miami. They need a new lease and wanted to be my first clients. I made the two hour drive and did 6 showings with them one day. The listing agents said I was crazy and they would show my clients the listings if I had asked no problem. I thought great, we haven't found the perfect rental yet and I won't have to make the drive again.
My broker says not to trust them, that they will steal my commission if I am not there for it but that if I have it in writing (via email) that the agent understands I am representing them and will be entitled to my portion of the commission if they rent the unit.
Do you think this is enough protection? Is there a different kind of disclosure/agreement I should use?

Listen to your broker. They know how FL state law works. If you don't trust your broker on this....do you trust them at all? Why are you working for them then?
