New out of state Austin investor

Hello Folks,

I am from the SF bay area and have been lurking on BP forums since months, learning from all you folks. Now finally I have decided to introduce myself as I think I am ready for rental property investment.
 

I want to invest in Austin and 'am looking for investor friendly realtors who I can work on couple of deals. Most folks I talked to want an overly exclusive agreement which I am not willing to commit. I think that if they bring me a deal then that deal must be exclusive to them. Nothing else.

Would appreciate any good, investor friendly realtor references.
