I still do my own real estate investing, mainly tax sales and a few flips. I've always wanted to get my license and help other people buy and sell. Finally got my license recently and ready to start marketing my services.

I was wondering if anyone else here has gone down the same path and if there are any issues you have encountered or any suggestions you would like to share on what to watch out for, any conflicts, advice. I am aware that anything I buy or sell going forward I need to disclose that i have my license (owner/agent) Thanks!
