How to have clients submit rental applications to close more deals: If you live in a big city like I do, you are going to come across a lot of competition. Here is one way to separate yourself from the rest! 1 of my many secret Tips I scrabble down that really works for me 7 out of 10 times, I think all second or seasoned rental agents sure pay for a clients rental application depending on price. now this is for an agent thats has a little funds for this kind of treat. They need to feel the vibes/ finances and know their potential tenant's move in date. 15/30 sometimes 60 days out credit etc.. YES but might lose money paying for an application fee because the apt they liked is gone or sometimes they might find another unit/ which they should call you anyway (that's when feeling the vibes comes in).

Some agents might feel like why should I pay for a $100 to $250 app fee (FYI) $250 app fee better be over $3700 rental and up when my clients income is over $500k a year! one, its a great gesture second, shows your successful to afford to pay an app fee like nothing. Three, I notice a lot less clients backing out of deals. Four, clients never forget you, more referrals! Five, Your in the 15 percentile of agents doing it , that close a lot of deals.

Last but not least never pay the client in cash for app fee against REBNY. Gift card works ask management if it's O.K. some Landlords/management's love working with serious agents and if you one day every submit a back up app without paying the fee believe me you would be the 1st one they call! DON'T PAY FOR EVERY APP FEE JUST THE CLIENT ON THE FENCE.
