California Realtor / investor best use of license help

Hello,

I have had my California Realtor license for over 20 years.  I have not utilized it much.

Can anyone share how they are using their RE license to benefit them in real estate investing.

Currently I am flipping homes and use other realtors to market houses.  Am I leaving money on the table?

@Loren Becker As a licensed Investor friendly seasoned Realtor, with years of experience working with Investors and Residential clients, I couldn't do what I do without having my license. I have access to the MLS of which is still the first place to find an online property posted to the market. Setting up automated searches utilizing the MLS, where people can flag them, allows me to see what people are interested in, in order to help analyze the cost effectiveness of a potential investment. I admit though that it takes more than an RE license to be successful on the investment side. It also takes knowledge, commitment to continued learning and a whole lot of deals with varying issues, to be successful as an agent working in the investment side of real estate.
