Glendale Arizona Market

This coming weekend I am flying to Phoenix to visit some family and I thought I would take a look around and see if I had any interest in investing in the area.  I like to invest in raw ground so that is where my search started.  I have been searching for months close to home for a certain criteria and I can't seem to find what I am looking for.  Although in my search for property in the Phoenix area I came across exactly what I have been searching for.  Needless to say I am pretty excited to start researching the area and see if I can make this property work for my needs.  Being from out of state I have less knowledge of the existing market there in Glendale.  Thankfully BP is here and I thought I would jump on and ask the folks here how things are looking in Arizona.  

Is there a shortage or a large inventory of single family residential lots?  On average, just a guestimate, how much are 6,000 s.f. lots selling for and how long are they sitting on the market before being purchased?  

I appreciate you taking your time to read this and to hopefully respond with your thoughts.  I hope to hear from you and possibly even work with you in the near future.
