Real Estate Agent Screening

Hello,

I am looking for advice on interviewing and training real estate agents. While growing a real estate brokerage, I have been burnt in the past by bringing on a agent that did not have the right work ethic to close a deal. Are there any specific questions or previous work experiences that other brokers have found successful when screening potential real estate agents to give leads?

I don't want any agent for my commercial company currently. Those that have inquired recently I have said 50/50 split with 25,000 NON-REFUNDABLE upfront. This way just like rehabbing a house and getting a hard money loan they have skin in the game. If they are going to be lazy. skip steps, do a half as% effort then they have a lot to lose.

If the first commission check is 50,000 then they have already paid 25,000 so would get the full 50,000 as an example.

Unfortunately most of these mediocre brokers and agents do not have hardly any money to their name and want you to TRUST their words. Over 14 years I have done that in the past and 90 plus percent are just lazy and want things easy which is why they still have not gotten anywhere.

They do not understand that if a broker averages 1,000 an hour for their time and that agent promises they will follow through and they do not and you spend 10 hours with them they cost me 10,000.

I am happy not having a bunch of agents and working on my commercial deals with clients one on one.
