recommendation for real estate agent in waco tx

I've talked to a few real Estate agents but no one has a clue on flipping houses nor do they see the value in it. They've not been helpful in recommending private lenders/investors. We have great credit and little debt to income ratio but can't land a traditional loan because I'm self employed.  It's so hard to find funding.  Any suggestions would be greatly appreciated.  I've Googled and emailed over the last 3 months trying to find funding for a flip in downtown waco but kind find funding on a rundown $30,000 overhaul with in walking distance to most tourist attractions in the area. I'm looking to rent it on Airbnb.  I'd be willing to run the project and split the rent 50/50. I'm running out of ideas. I heard a biggerpockets podcast again today that encouraged me to ask for help but make sure I'm offering something in return. So I'm flexible if anyone's interested.
