Ca broker or agent question

1. Can you list a house as a 3 bedroom 1.5 bath if the construction was unpermitted? Tax records shows 2/1 on the MLS 2. If the agent list the house as extra room was done with permits. But later found out that it was not. What are repercussions? The disclosures were given regarding permit etc. 3. If you buy as is, but based on the mls listing stating the room addition was done with permits but later found out it was not? Can you do anything about it? Or too bad as is? 4. Has anyone ever ran into a problem during a listing and someone reported to the city that the listing had unpermitted room/bath , water heater, furnace? If you did, do you have to remove the listing and get it fixed? Or disclose to a buyer? And have them buy it as is? Thanks
