Incentive for client referrals

hello Agents!

I am getting into the loan business with a very successful Broker and we are looking to create relationships with Real Estate agents in order to gain some of their clients' business when it comes time to purchase or refinance. My question for all of you is what would be good incentive for you to send your clients our way for loan?
