Central Florida Investor Friendly Real Estate Agent Needed !

Hello,

I am a Fix And Flip investor that has all his funds secured and looking to buy SFH in and around my area. I live in Bushnell, Fl so I am within a reasonable time and distance to about 8 different counties. I'm willing to travel for the right flip but, I would prefer to stay within a 20-40 min commute. I've done long distance flips in the past and they are difficult. That being said, I have been searching for a decent profit potential project for some time and it always seems like I'm just a hr to a day late .. compition is fierce. I lost one bid because of bad advice from a realtor or I should say a miss communication, then I was yelled at and belittled by the same realtor. I wouldn't let my mother speak to me that way ! Of course, according to him it was not his fault what so ever. So needless to say I'm not working with him again. I also have hit some road blocks with some realtors that don't want to run Comps on properties that are not listed on the MLS and seeing how I will be interested in properties that are coming up at courthouse auctions, my partner and I need to know where our pain threshold is financially. See he's all about the numbers and needs them in order to know what our maximum bid should be. But those properties will have to be sold after we acquire and rehab them. And we will be needing a listing agent, one that helped us acquire that property by running comps for us. I understand that it takes a bit of work but, We plan to buy a lot of houses and sell a lot of houses and We would like to find one brokerage or a realtor that doesn't mind doing that extra work because they would know and trust that We don't want to and won't shop around once We find someone or a team that We can work with and in turn wants to be our go to Realtor for all our transactions now and in the future.

My partner ( who lives out of state and is my funding source ) has left it to me to handle all the decisions once he approves the numbers on a property.  I guess what I'm trying to say once again just to make sure that it is clear. I don't have to wait for a loan approval so, I can offer a proof of funds and a quick close on any properties that the numbers make sense on. I am also interested in putting in offers on Short sales, if the numbers are right ! My Partner is a ex engineer and is a numbers guy .. he couldn't care less if I was flipping ant hills, as long as I was doing it correctly and not cutting corners for final product and of course making a decent profit while building a business. We would like to stay around $125k for the first couple flips then, sky's the limit so to speak .

So, if you think you have what it takes and you are hungry and want to get on board, then please let me know . Or if you know somebody to recommend then I would defiantly appreciate it. Here's wishing everyone the very best !

God Speed,

Michael Short
