Real estate agent commissions

 We own a commercial retail building, which is currently vacant, and is under a leasing contract with a commercial agent to be shown and leased. we were surprised recently, when we got an offer to lease the building up to a five-year term, however, the tenant would like to purchase the building for a set price during this lease term. This would allow us to search for a trade property  closer to where we live. Within our lease contract with the commercial agent there is a specified amount of commission paid for his work to lease the building. Would we also pay agent compensation  when we sell the building to the tenant?
