Hello BP,

     I passed the fundamentals and practices class, but I have questions for the experienced agent. Would I be able to wholesale as an agent? Let's say I start marketing and motivated sellers call me and I get them under contract, when I assign the contract I will be the only agent involved but Im not receiving a commission. Is the assignment fee considered 1099 ?
    Also I'm assuming payment in forms of commission is considered 1099. How would I be able to refinance or heloc my existing properties without a traditional W2? I own a property free and clear but I want to own 2 before I tap into equity. I do not owe on credit cards nor do I have a mortgage or any car payments. I know it depends on debt to income but when income is unsteady Im really unsure how the process works.
    Can I renovate my properties myself? My first purchased I fixed entirely, but I do not have a contractors license. I'm using the property as a owner occupied property. With my second, I plan on using that as a secondary residence. I assume since they're both considered my home, sweat equity wouldn't violate anything as long as I'm within code. I wouldn't be able or want to fix a structural defect I just know basics. (Tiles, Electric, Plumbing, Drywall, Flooring, Windows, Doors)
