Cold calling results- How to improve them?

Hi everyone,

My VA makes cold calls 30 hours a week. We have a script but results haven't really been that great. It's been almost a month and so far I've only got 1 appointment for this week and about 6 people who are interested on selling around the end of the year.

She's averaging about 90-100 calls per hour. Out of those calls, we know that 12 % of those numbers are correct. We drop a voice mail on the ones that don't pick up the phone but we don't know if the numbers are correct or not. 

Has anyone has any luck using websites to find the correct numbers? 

While cold calling is a very cost efficient method, I feel the data quality could be improved.  I'm planning on getting a divorce and code violation list and use a website to get the numbers but I still don't know which one to use. If I can improve the "correct" numbers leads from 12 % to at least 30-40 % I would be very happy. 

Mojo has a reverse look up feature as well but it's just as bad as the neighborhood search feature (the one I'm currently using). Any thoughts?

If they answer Yes:

Great! We just need to know a few things about your property.

How many bedrooms and bathrooms are in the property?

Is there a garage in the property?

Is there a basement? (if no skip question - Is it finished or unfinished?

For how long have you owned this home?

Do you know of any repairs that need to be done in the property? (Furnace, AC

replacement, roof etc)?

What do you currently owe on the property?

Do you have any other liens or mortgages?

Are you current on the payments?

Is there a particular reason you are looking to sell at this time?

How quickly are you looking to sell?

What are you looking to sell the property for?

Is that price flexible?

Thanks for all the information you provided Mr./Ms. X. I’m going to pass along this
