want to get my son into invfesting

My son is a recent graduate earning his BA in Exercise Science and a minor in Biology. Since being back and interning as a strength and conditioning coach with a local D1 school, he is realizing more and more that he wants to do real estate. I am a new FL real estate agent and now signed with GTAR so I have access to the MLS. My son mentioned that he would like to house hack and grow from there. Any suggestions for me to help him. Any help would be useful. He has not build any credit I believe. I do have a great credit score but my debt to income is really out of wack due to school loans. Would a commercial loan be the only way to go in this scenario?
