Sequestered Closings

Hello,

In my coursework, in the section on closing procedures, there was a note that in some cases, it is better to sequester the buyer and seller during settlement, if there has been a great deal of acrimony during negotiations.

Have y'all run into this often? What would lead you to this decision?
