Agent buying investment property [Not listed on MLS] from owners

I am agent and Investor. When I am looking to buy property from home owner [not listed on MLS] for my own investment, do I need to get any additional document signed from the owner. Of course, I let them know that I am a licensed agent and an investor. I also encourage them to get their Attorney advice or RE representation (that is mostly verbal communication), at their own expense. If they decline and would rather work directly to sell their property, what additional document do I need to get executed by the owners to be in compliance.

Just want to do things the right way.
