NYC Agent in Need of Advice

Greeting BP community nation

I know its been awhile since i've been active in the forums. When i first joined the bp community, I was acting as a "wholesaler". After reading the opinions of many fellow BP members about the topic of wholesaling and realizing my goals i decided that it'd be best to get licensed with the intent of working exclusively with investors. Ever since becoming a licensed agent, i mistakenly shifted my focus from to primarily working with investors to leasing apartments in Brooklyn because i needed to make money fast and rentals are quickest way to make money in real estate as opposed to sales which something takes up to three or so months until a payout is received. Long story short, I've been extremely miserable chasing after renters who cant afford the apartment they're applying for. After failing miserably as a rental agent, I want to re-shift my focus to finding great OFF MARKET deals for investors but i have no idea where i can find those deals. What am I to do? I'm open to all suggestions.
