Looking for an investor-minded buyers agent in Atlanta/Decatur

Dear BiggerPocket members in the Atlanta/Decatur area. I hope you all are well.

My wife and I are in the market for a property in the Atlanta/Decatur area for ourselves to live in. We hope to find something in the coming weeks (days even). We are therefore looking for a well-recommended, knowledgeable, and investor-minded selling agent (“buyers agent”) who operates in and around Decatur. We would very much appreciate any referrals. Below are our main criteria in this property (our first).

Our primary goal is for this property to make good financial/investment sense. We are therefore looking for something that has strong investment potential - i.e. strong appreciation potential, value-add rehab opportunities (we are inexperienced however), and/or opportunities to rent out parts of the property (multifamily or otherwise). At the very least we are looking for an inexpensive property (below 70,000) for just ourselves that would keep our expenses low.

We are very flexible on unit size (were living in Tokyo, Japan, before this). In addition to single family and multifamily properties we are open to townhomes and condos, again though as long as it makes good financial sense (i.e. considering HOA fees, no-rental rules, etc.)

Being near my parents in or near the city of Decatur would be most convenient, but we could be persuaded to look in other areas if there are strong opportunities. While we are interested in value-add potential (rehabbing) and appreciation plays, we do not want to live in any neighborhoods that are too crummy. Safety is still a priority.

If the property is only for us (i.e. no opportunities to rent out portions of it) then we are looking at a price range below 60,000, particularly if the property is distressed. We have enough saved up to pay cash, but are still interested in taking advantage of current low interest rates. We are therefore interested in financing options, likely creative as we are both in between employment.

So again, we would very much appreciate any positive referrals for an investor-minded buyers agent in the Atlanta/Decatur area with whom we can work on this and potential future deals.

Please understand that I will be most interested in positive referrals from other investors and will likely want to hear from the past clients of any agents that contact me directly.
