RE Agent for investors

Hey, recently i've been trying to decide whether i should be an agent or an investor. Im taking classes required for the license right now and also for the knowledge of being an investor. If i become an agent, i will save money from commisions and invest.

1.) What i want to know is if you as an investor would like to have an agent who specializes in finding investments for you.

The teacher suggested i should find a niche, eg) seniors, sfr, condos etc., and im deciding specialising in investments for sfr, condos, etc. What do you guys think?

2.) What would you guys expect from me if this were a good idea?

3.)Also what are the drawbacks for being an agent+investor?
