Starting out as a new agent

I am going to be getting my Real Estate license in Indiana here within the next few months. My question for those of you that are Agents is: 

What do you recommend to start out with as a budget for marketing? I don't really want to be a buyer's agent and I'm not really set up for that. (New town and we don't know many people) 

I'm thinking that I would like to do both commercial as well as residential. 

I really can't afford to go months without a deal so I would rather budget up the $$$ needed before making the leap!

I would have at least 6 months of liquid money for all your life expenses and then I would join a large team and let them train and feed you leads. You may not make a nickel for 6-12 months and then leave the business because it's "hard" to get leads. Join a team is my advice from doing this 13 yrs.
