Direct Mail Campaign To Get Listings

Hi everyone,

We were thinking to start doing some DM campaign to maybe get a few listings in the area that we live (midtown miami-dade county). 

We are currently doing a DM campaign in Broward County to aquier properties to flip and came to a point where we don't have more funds to purchase more properties. Ofcourse we keep mailing and if something comes up, we will try to wholesale or pass on to a known fellow investors, so we will keep doing that.

Current projects are either in closing or renovations are under way.

We don't want to become full time wholesalers, it is not our goal. Seems like every second guy you meet at grocery store is a wholeseller lol. And same goes for real estate agents.

So there for since Jessica is a licensed realtor we have been thinking about doing DM to get some listings for her to work and maybe make an extra buck while the flips are being completed (which is my side of work anyways). Currently we would have have enough in our budget to do around 1000 pcs a month. Plan is to do it in Miami-Dade county since the  other campaign to buy for cash is in Broward. 

What do you think?? 

But the reason why I'm writing this post is to maybe to get some insight as to how to do this? 

What have other realtors used to market in DM as far as do you send a letter, postcard etc...?! 

How do you build your list? Absentees? With certain amount of equity? 

There are many ideas we have have, just trying to pin it down the best way possible.
