Seeking Advice on Finding Qualifying Cash Buyers for Off-Market Deals
Hi Everyone,
I am a recently licensed Real Estate Agent focused on selling off-market deals. I want to pick some of your brains—whether you're newbies or experienced agents—on where you have found the most success in finding qualifying cash buyers.
So far, I've tried Facebook, Craigslist, cold calling, etc., but nothing has worked for me. Any tips or strategies that have worked for you would be greatly appreciated.

Find a local lender, and set up an affiliate program. They are constantly talking to prospects that qualify and need a deal.
Can you pull a list of properties from MLS where no financing was used?
It's a fair amount of work, as first you probably need to get that list.
Then from that list try to find out who is investor and who is owner/occupying. That part is not automated or easy I expect.
The other thing is perhaps figure out where cash buyers hang out...and get in front of them.

I am assuming the buyers you are looking for are investors? If so, here are some tricks
1. Go to your local auction. Cash buyers go to auctions and its a great place to network
2. Go to local REIA meeting or local meetups. You generally may see some newer investors there but great to get to know people.
3. You can do a cash buyer search on many softwares, cash buyers who have bought multiple properties.
4. You have access to the MLS, do a MLS search for properties sold AS IS.
5. When you are on sites that say for rent, lease to own. Call on them as they are buyers who maybe landlords etc.
When searching don't jus look for cash buyers look for hard money buyers too. (Not all pay all cash)
Cash buyers wants to be found.
