Licensed Attorney Considering Real Estate Exam & Requirements for Own Deals

I'm a licensed attorney that does real estate investing/management on the side. I am considering taking the CO/national real estate exam + course hours requirement and becoming an independent broker or associating with a small brokerage (I can see the benefit of associating with a firm experienced in the area and able to bounce ideas off of). I'd appreciate any advice from others who have done this, any smaller brokerages in the Denver area that would be willing to speak with me, or any general thoughts on this avenue. Looking at doing likely 1+ deals/year. Any course prep recommendations also appreciated.

I strongly recommend using PrepAgent and the practice exams on it. I’m licensed in NJ and the practice exams had identical questions to the actual test. Prepagent also has a massive pdf file for all of the vocab, as well as flashcards and vocab study guides.

I also recommend the Real Estate Advantage YouTube channel. They have practice exams on there. My recommendation as far as a brokerage would be to find a 100% commission brokerage with as little fees as possible. You seem to already be very knowledge about real estate, so in my opinion there’s no point in joining a big name brokerage. Look up as many 100% commission brokerages that are local to you and nationwide.

I am an attorney licensed in three states (inactive now in two), but haven't practiced in more than ten years. I am licensed as a broker in two states and in NY I was able to waive into my license with a current attorney bar card so you might want to check on that as well.

If your eye is to working with investors and management, look up Chantal Duame at Good Neighbor Realty. She is an independent brokerage that does a lot of short-term rentals and works with investors.
