Seeking advice for new Realtor - Excited to start!

Hey Bigger Pockets community,

I hope this post finds you all well. I'm thrilled to join this forum and be a part of this amazing community. I'm reaching out for some guidance and advice as I embark on my journey as a new realtor here in Northern Nevada.

A little about me: I'm 19 years old and am teaming up with my mom and grandma, who both have a wealth of experience in the real estate industry. I'm incredibly fortunate to have their guidance and mentorship as I start my career, but I also know that real estate can be a challenging field, especially for newcomers.

I'm eager to learn and grow in this profession, and I believe that the Bigger Pockets community is a fantastic resource for that. So, I have a few questions for all you seasoned real estate professionals out there:

  1. What advice do you have for someone my age entering the real estate world? Are there any specific challenges or opportunities I should be aware of?
  2. What are some effective strategies for building a strong network and client base in a relatively small market like Northern Nevada?
  3. How can I make the most of my partnership with my mom and grandma? Any tips for working successfully with family members in real estate?
  4. What are some recommended books, courses, or resources for a new realtor like me who's hungry to learn and excel?
  5. Are there any local real estate events, organizations, or networking groups you'd recommend I get involved in?

I'm truly excited to dive into this industry and contribute to my family's business. Your insights, advice, and experiences will be incredibly valuable to me. Thank you in advance for your help, and I can't wait to learn from this amazing community!

The best source of business for all agents will be to look at people who know, love, and trust you.   So make a list of all those people and work them hard.

I think it can be a little tougher the younger you are to get started, so think about how you can overcome those challenges.  YOU CAN.   For example househacking is often an awesome idea for younger people, so put together training/seminars/youtube videos on how to make that happen.  Have monthly evening/weekend seminars to do that.

ASAP buy a house and/or investment property or househack yourself.  You gain huge STREET cred if you do it yourself and have done it.   I say that should be your #1 focus for the next year or two if you are not there already.  Work 3 jobs, bank money, work every weekend, and get that first house under contract.

Figure out a way to go to Family Reunion and Megacamp with Keller Williams.  Even if you are not a Keller Williams agent.  Want to go meet people, network, and learn from new agents that went from 10deals to 25-to 200 in 3 years?  or did 80-100 deals their first year in business.  This is the place you do it.   Want to see how someone did it in a small town?  Attend these events.  Want to see how someone from a small town grew a network of agents and offices across the country....because they tapped out their market.   Attend both of these events.

If you have a local REIA, attend every meeting. If you don't, start one.

Read every KW book, Millionaire Real Estate Agent, Millionaire Real Estate Investor, HOLD, FLIP.  Also every Tom Hopkins and Zig Ziglar book.   These are mostly old school books right now, but time tested.  For $100 I think you can get access to most of the BP audio books.  Listen to every one multiple times while you are in automobile university (driving for dollars).

Make a list of the top 10 investors in your town or area.  Get to know them.  Hang out where they hang out.  Invite every one to coffee.  Ask how you can assist them.  Know what you want to learn from them, but don't just suck the energy out of the room, do something that helps them.  Can you help them fight taxes, can you provide valuations for their properties, can you help PM, can you feed them more properties?

I would spend a day or two somewhere by yourself and think what are the opportunities to make money if you are in a small town.  Maybe you need to focus on commercial, or maybe on ranch sales, or industrial sales, or OOS buyers.  Maybe you need to be the guy for all the small towns around you.  Once you do that run it by mom and grandma.  Run it by all the top 10 mentors you are gaining from those investors.  Run it by your team members----title company, attorney, lender, etc.  Get feedback.

WRITE a business plan.   Doesn't have to be crazy, but you should have your goals, and some details about how you meet them...and have monthly-yearly-5 year and maybe lifetime goals.

That should keep you busy year 1.   Good luck and best wishes.
