Interested in RE license but want to do development. Broker sponsorship

I am moving into real estate development from urban planning. I am interested in real estate license but I don't want to be buying/selling properties full time, all the time. Having the license would be a good skill/tool (among many) as a real estate developer, where I have a lot of other responsibilities. I am also interested in doing real estate investing on my own, as a side job, but again, not full time. I'm easing into the field after 18 years in land development.

How and where do I get a broker to sponsor me in Texas, given my career preferences? I registered with the state and multiple brokerage and realtor agencies contacted me to join their team in sales. There has to be other way(s) to pursue this license.
